PLANNING AND BUDGETS

Phased, multi-year repaint programs in Metro Vancouver.

Not every strata can fund a whole complex in one year, and some should not try to. We split the work by building, elevation or surface, set the order by condition, and hold the colours and products steady so the finished complex looks like one project.

What’s included

Every phased, multi-year repaint programs project is priced from a walk-through and written up line by line, so you know exactly what you are paying for.

  • ✓Priority order based on condition
  • ✓Budget for each phase
  • ✓Consistent products and colours
  • ✓Notices and schedules per phase
  • ✓Review before each new phase
  • ✓Records for the council that follows

From the first walk-through to the final touch-up.

“Scheduled start dates for each block were provided 1 week ahead of time so that residents could be informed. The crew assigned to paint our strata was led by Stefan and they did a great job including keeping council informed with regular progress updates.”
Graham Payne, Harbour Ridge Terrace
“ARTVISION completed the work on time, followed strata bylaws, successfully navigated strata dynamics and requests for changes, and stayed on budget.”
Tom James and Eileen James, Crescent Heights
“I have been a painting contractor for over thirty years and was given the task by our strata council to find a reliable painting company. Again, the work was top notch, and the crew were amiable, professional, and hard working, we had no complaints from any of the owners.”
David James, strata council member

FAQ

Questions we hear

Will the phases match in colour?

That is why we record products and formulas. There can be slight fade between phases, so we set the breaks at natural points on the building.

How large a complex can you phase?

We have run phased work on 130 and 160-unit communities, with residents living on site throughout.
